What it takes to purchase a home in today’s market.

The market is ever changing in real estate and that is a given fact. But what never changes in real estate is what it takes to purchase a home. To some buyers it can be overwhelming, but the benefits of home ownership can sometimes outweigh the other option of renting. With the upswing in rental prices due to the recent inflation, rental rates are at an all-time high. What that means for a new homeowner is you can sometimes own cheaper than you can rent.  What can you do to get the process underway to get you into the home you want?

First, anything you can do to limit your credit responsibility, such as credit card debit. If you are able to lower the amount you owe on any credit cards, get them paid off or down as much as possible. Depending on how much credit card debt you have, it will limit you on what your credit amount that can be approved by your lender. Don’t do any big-ticket purchases while you are in the process of getting approved or even buying. Big ticket items are things like cars, boats, atv’s, or even furniture. Yes, you do need things and yes you may need furniture for your new home, but don’t. You would not believe how many times a buyer has purchased furniture for their new home prior to closing and made the deal fall through and the lender rejects them.

Secondly, get your information together. Your information you will need for your loan application or approval. Lenders will require your income information from your job. This may require you to supply proof of income from your employer. You may need to supply paycheck stubs or other means of employment. Knowing what is required or needed will be asked by the lender you choose to use for you to supply. Proof of income for the last 3 months is sometimes required for some loan applications or loan approval.

Thirdly, after getting your information together and get in front of a lender. Choosing a lender can sometimes be a difficult decision. But you need to be aware of some lenders are able to do more than others. Don’t be afraid to choose a lender that is not your current banking institution. Just because you have an account with them doesn’t mean they are going to give you the best situation for your loan. Secondary, lenders and some community lenders are sometimes able to do things that other lenders can’t. Some offer programs or services that some lenders are not offering or capable of being able to process.

Fourthly, know what type of loan you are attaining. What does that mean? When you get an approval, your lender will tell you what type of loan you are attaining. Why is that important? The loan approval you get may not work for all properties. This will warrant what type of home you are going to able to purchase. Sometimes price is the main driver for a buyer, and that can be a problem when the market cannot support homes in the price range you are in. With that being said, homes that are in need of repair or distress may not qualify for some loans. Buyers have a hard time sometimes understanding this, but to waste time on a property that will not qualify is a waste of time for everyone. Government backed loans such as USDA, FHA, and VA loans require that homes are generally in good condition and must pass an inspection process to get loan approval. With these types of loans homes have to meet requirements so distressed or homes in need of repair cannot qualify for lending. VA loans are a great program for veterans, and they are a little different than some other government loan programs. The requirements for buyer and sellers are determined the loan program and cannot be bypassed. Going back to lenders and loan programs. Some lenders offer some special loan packages that can get a buyer into a home they desire. Some loan programs can do repairs or updates to get the home able to qualify for the loan. They are more detailed and will require a contractor to be on board. Some situations that would be as an example would be a home/buyer that needs handicapped updates to allow them to utilize the home. Some programs can get the home repairs that are necessary or needed to make the home qualify for approval. Some loan programs will take a little longer to close due to the work needed to be completed, so a buyer needs to know time is of the essence. One question that comes up, “can I just buy some land and build?”. It’s difficult to get approval for vacant land with government backed loans. Some lenders can do construction loans, but it requires more detailed work to with a contractor (which must be state licensed and insured). Down payment on vacant land can exceed 20% for some lenders to even consider and can be as high as 50%. Manufactured homes are hard for buyers to attain lending. Some lenders will not even consider them, some will require the home to meet requirements and potentially inspections to see they do. With that being said, singlewide homes are very difficult to attain lending on them. They are much like vacant land and sometimes asking for 20% or more for down payment, if they will even consider lending on them. Make sure your lender understands what you are wanting to purchase, knowing up front can save you lots of time and of course that will save you money.

Fifthly, know your budget. When saying “know your budget” that is pretty upfront right? But, knowing your budget and what you can afford is very important. Your loan approval may be set for up to amount of whatever? But you don’t need to spend your entire amount of loan approval. Budget your monthly expenses and know what you can afford. If you are going to save some money buying your home from what you’re currently paying for rent. Know what you can expect once the buying process is over can keep you in good shape. On the other hand, if you get an approval and you discover that you can actually afford more home than thought. In that case you may be able to move up to a higher price range than you were considering. Which means that you may get into a home in better shape and easier to qualify for your mortgage. Remember, that most lenders when you attain your mortgage, now place the homeowner’s policy and the taxes into escrow accounts. What that means is that they pay the taxes and homeowners insurance for you as long as you keep up with the mortgage.

Lastly, you are ready to reach out to a real estate agent. Agents who strive for equal representation for their clients are known as realtors. Realtors are set to a higher standard to represent all parties fairly and equally. This means as a buyer or seller both parties are treated with highest standards set by the National Association of Realtors. Once you establish what agent you are wanting to utilize. Not all agents are created equally, and that is up to you to whom you want to use for possibly the most important purchase of your adult life. Agents who utilize their resources of what their office has to offer. Your agent can let you know what the current market is like for you as the buyer. They can get you started with resources to help you know what is available. Previewing the property before you go can save you time. If you know that property is not for you, even though it may fit your search criteria. Knowing when a property hits the market may be the difference between getting the property you want and not getting the property you want. Ask your agent are they a fulltime agent or is this a secondary employment situation for them?  How long have they been selling and listing property? How long will it take to close on your potential property? Questions that will come up and as I tell my clients, “No questions are stupid”. Ask questions as much as you need to make you feel comfortable with the decision you are about to make.

Time Marches on!

Hello 2023!

Well, the new year is here! Happy New Year! Time certainly flies by, and it seems like as the years go by, they speed up! What are your plans for the upcoming year? Everyone is always wanting to start a health regiment or plan on getting a project completed in a timely manner. Sometimes the days are just not long enough. If your plans are wanting to purchase of sell you property in the upcoming year. Now, is the time to get your plan together to make your process go smoothly.

For Buyers, the time is right for you to consider what you need to make your purchasing process go smoothly. With the ever-changing interest rates, we are experiencing. Any buyer should be speaking to a lender and getting yourself prequalified for you loan. This will have many advantages for the buyer to know what they can and cannot do. Firstly, the buyer knows what they can qualify for in their future home purchase. Secondly, locking in the current rate may save you a considerable amount of money over the term of your loan. So, if the rates increase even more, you are locked in with your preapproval rates. Each lending institution has criteria on how long your approval period is good for, so make sure you ask your lender how many days your approval period is good for. Thus, giving you a timeline on how long you have to keep yourself on track in the purchase process. Then the quest for the new home can start with a Realtor/Salesperson you desire. With the help of your agent, you can then handle the process of inspections, and other processes of your home purchase.

 

For Sellers, yes, the market is starting to adjust somewhat in about all areas. The market is everchanging, but some areas will be slow to experience change than others. Certain markets are still quite low with inventory, and this is affecting the sales of properties in some price ranges more than others. Your real estate professional will know what you can expect on the sale of your property. Spring is generally the market most buyers and sellers are aware of as being the big surge of inventory and interest from buyers. But in the slower months of winter, you can achieve some good exposure with bad weather and snow days. Online exposure is great for Sellers in the winter months, buyers can search online and window shop without leaving their home or even on their cell phone. With that being said, if you still want to wait until the weather clears and the cabin fever is at its peak. Getting your home ready for the market, you can start by decluttering and getting your home ready for showing. Remember, the first impression of your home is always the best. You only have one time to impress your buyer. So, appearance is so important and clean, fresh, and organized home is always a good impression for a buyer. With the snow days, it can give you the time to get this taken care of and get your home organized.

Christmas Events for the Greenbrier Valley 2022

Well here we are it is December! This month is full of fun and entertaining events for the whole family. The area is just busting at the seams with holiday spirit. There is a number of events all around the area starting this week. The first big event is Lewisburg’s First Friday, which coincides with their “Magic of Christmas in Downtown Lewisburg for the whole month. The downtown area along with Carnegie Hall will be offering an array of events. Carnegie Hall will have the West Virginia Symphony performing @7:30 pm on 12-2-2022 (tickets are available on their site https://www.carnegiehallwv.org/). Along with the local merchants having some refreshments and hot drinks, they will also be offering horse drawn carriage rides. Special sales and other offers will be offered this Friday and along with the remainder of the month from local participants. See the details below on all that is going on in Lewisburg. The Community’s will be offering an array of parades for Christmas celebrations. The Community of White Sulphur Springs kicks off the winter celebrations with the Christmas Parade on 12-3-2022 @4 pm. Offering an array of shopping and restaurants in the recent surge of downtown merchants. Cross Creek on Main will be having Brunch with Santa on 12-11 & 12-18-2022 for the the month of December. Why is fall and winter a good time to list your property?

 

 

With the onset of the upcoming winter months. Most Sellers are usually reluctant to place their home on the market. But with the current market conditions were are coming out of, inventory is still at a low record rate. Yes, everyone knows the interest rates are still an issue for some buyers. But, don’t let that factor into your decision to sell your home over the next few months. 

With the shorter days and time change people are just naturally forced to spend more time inside. With upcoming weather implementing potential days of more time spent inside too. Buyers are just like everyone looking for a way to beat the downtime and lack of potentially getting active. Online activity picks up dramatically on the evenings and on those snow days you cannot get out of the house. Plus the holidays upcoming, most people are going to have some downtime and that results in searching online.

The one thing you can take from listing in the winter months is availability. With more serious buyers on the search and knowing they are ready to buy. Sellers know they are going to be serious in their search and much like the next spring market. The competition will and can get pretty serious with most people wanting to wait for the weather to break. Which could be the difference of getting your home sold earlier and in a less competitive market.

What can you do to get your home sold in the winter market? Pricing is so important in our current market. Pricing your home accordingly will get you more attention. Overpricing the home will get you a knocked out of price ranges for a potential buyer, and that again is most likely a serious buyer. That does not mean you may be able to get more out of your home in a above asking or highest and best situation. Get your listing agent to get your property out there online! Online with as much information and photos as possible. Buyers cannot get enough information and most of that information they see while searching online. Get your home ready! First impression is everything, and that is never more important than when online. Remove the personal items, anything that you feel is important to you many not be important to a potential buyer. Declutter and clean, clean, clean you home! Yes, pets are a big part of your life, but smells are hard to get out of a buyers sense of seeing a home. Make sure you have the pet smells under control and make your home smell as good as it looks. Your agent may ask you to be able to do walkthrough tours with a potential buyer. Your agent has to ask you if you are ok with doing this. Any agent who would wants to do this has to have permission from the seller to photo or video in your home.  

In closing winter months are a great time to list your home. Getting more serious buyers onboard that are ready to purchase and get the home they desire. Less competition for a seller is good anytime your wanting to get your property sold. Online exposure is important more important than ever before. Getting a full time agent that knows the area and has the tools to help you in your sale of your property.

Fall 2022 Outlook

 

The fall market outlook is everyone’s mind, with current market conditions. With the market apparently changing and things are seeming to cool down? But is that the case in our area? The market is showing signs of slowing and that can be contributed to several things. Of course the obvious is the interest rate hikes that have been implemented to try to stop inflation. What the effects of that increase will be down the road are unknown? But depending on what your interest are in buying or selling? It will be a factor of how things go with either endeavor.
What a Seller can expect is potentially longer days on the market if trying to get their home sold.  What buyers can expect is to of course paying more for lending. But the other effect is potentially opening up more options to purchase. With some people stepping out of the buying process, and potentially becoming unable to buy. This would be a good opportunity for buyers. With less competition in the buyers market, this may be a good situation for anyone still looking to purchase.

The market is still showing very low inventory, which for sellers may still keep you on the radar for buyers. Depending on how the situation in some areas are, some homes are still desirable for buyers. But being ready for a longer period on the market, placing your home in the correct price rage is never more important. Yes, homes have been selling for record prices. But with that being said, most buyers are now more focused on what they can afford. That does not mean you cannot get above asking for your property. But with the current inventory, buyers will be searching for homes that fit their financial needs and will start looking in that range.

The number one thing to remember is if you require lending, know your limits. If you are a buyer your pre-approval is never more important. Just by locking in the current rates alone can save you thousands down the road. In addition, to know what you can and cannot do may be the difference of getting you into a home you want. Pre-approval letters are never more important in a bidding war between buyers.

Fall is a great time to buy or sell, don’t let the change in seasons change your outlook on what your looking to do with your property. Lets get started today on making your real estate dreams come true!
