The Real Estate Market in May 2023 for Greenbrier County West Virginia is picking up for the spring market of 2023. After coming out of abnormally warm winter the spring market has become upon us a little earl this year. Our inventory is still on the low side as it has been for some time. But are starting to rise in the market area and surrounding in counties. Which may mean that some price ranges may be opening up for some buyers looking to purchase this spring. Some price ranges are still going to be subject to possible multiple offers and highest and best situations due to the lack of inventory in that particular price range. Which, for sellers may be the potential of getting a better price for your property than you listed it for.
Buyers: For buyers in this spring market the one thing that you can do is to get your pre-approved loan in place. The pre-approved loan is so important in this market today. Just last week the interest rate was raised yet again. The economy has not rebounded as the feds have expected due to the inflation hitting the economy. So, they decided to hike the lending rates which means that anyone will be paying more for anything you purchase with a lending institution. Locking in the rate for your approval will keep you at the rate you have been approved for in place as long as you get your approval. Each lender has a number of days to keep this approval in place for anyone who gets approved. Make sure your lender tells you how long this approval is good for, before you start your search.
Sellers: In this current market you still have the control of what you can get from the sale of your home. Certain price ranges are still more active than others, so if your home is one of the price range homes that are still actively searching for buyers. Pricing your home is important no matter what is happening in the current market. But selecting a Real Estate Professional (Realtor) who can tell you what is happening in the current market can let you know what to expect. If you are in a popular price range in your area, you may be missing an opportunity to get the best price for the home you want to sell. Which may end up being a higher-than-expected price that you will attain for the sale of your home.
