The Spring to Summer market conditions in the Greenbrier Valley.

The Spring market is winding down and the market is still pretty strong in the Greenbrier Valley. Now that the kids are out of school and things are gearing up for a summer vacation and family events. People are going to take advantage of this break to potentially get into a new home and ideally, that means that all would wind up before the kids are back in school.

What does that mean for you as a seller? 

If you are considering placing, your property on the market? Now is the time to consider getting your property listed in a timely manner. Time is of the essence, with buyers looking to settle in before the next school year begins. If a buyer is re-locating to another area, they may have to re-establish their kid’s schooling situation. Which means that they may have to start the process pretty early in the summer to get them enrolled. Contacting the Local Board of Education will be the first step in getting the ball rolling. Questions on whether or not your children can remain in school they are currently attending and other questions, can be answered by the Board of Education. The market in some price ranges is still very limited, with a lack of inventory. So, a buyer needs to be aware, if a home comes on the market, it will most likely be under contract in a number of days, or possibly less. So, getting your loan approval has never been more important! It will potentially be the difference between getting you the home you want, and not getting the home you want. And yes, be prepared for the possibility of a highest and best offer situation to arise. With the limited inventory, some price ranges are still experiencing highest and best offers. Knowing what you can and cannot afford, can be the difference between getting an offer accepted. If you have to bring something more to the table in the form of your offer, you need to know exactly what you can and cannot do.
