The time has changed, and we now have a little more time in the evening to work even more. With the mild weather and very little winter weather we have had this year. It seems that the Spring Market is upon us, and it has had some changes like the season itself.
The market has adjusted somewhat in the last months. It seems that the increasing interest rates are still trying to move up. Even though, the economy and job market are strong. Economist still feel that increasing interest rates are necessary for the economy to stabilize itself. What does that mean as a consumer in the real estate market? Of course, it means that you are going to pay more for whatever you purchase. That includes everything from food and of course housing.
With the still low inventory, the market in some areas is still showing signs of being very strong. Some areas and some prices ranges are more popular than others. What does that mean for you? If you are a buyer or seller, the market is still active and moving forward. If you are a Seller don’t think that you can get what you need or want out of a sale. Some price ranges in our area are very active and it is still pretty common to get multiple offers. It is still possible to get above asking price and as I mentioned multiple offers are frequently being received. With that being said, knowing the market and what current value is very important if you are considering listing the next few months. Some properties are getting numerous showings in the first few days of being on the market.
What do you need to do, if you are considering listing? Get in touch with a full-time real estate agent/Realtor and let them discuss the current market. Ask if you can see what your home is currently worth in this market. Let the realtor know what you expect from the sale and what you can expect if you market your property. Is your home in a popular price range? Is your home in a desirable area? What is your cost of listing the property (Commision rate)? What other cost are going to be part of my sale of my property? Knowing the market and market area a professional real estate agent can advise you on what you can expect from your sale. Once you get your ducks in a row, you can then concentrate on getting your home ready for the market. Remember first impressions are everything.
